There are many people who still want to talk to someone on the phone before they tell you why they are calling. If you do not have voicemail set up or your voicemail is full many people will only try calling 1-3 times then move on to the next service provider. Have someone check to confirm the message and impression possible customers are getting when they do not get a hold of you directly.

Organize showings by showing the property they have expressed the most interest in first rather than last. That way the customer will always compare the later showing properties to the property you think they are most interested in. This adds urgency as time and distance increases from the first property. If you show the property they are considering most last they might consider that the properties will continue to get better the more you show them.

Before writing an offer, be sure everyone who has a say in the purchase has seen and given input about the property. Showing your parents, kids, spouse the property after an offer has been accepted can lead to cancellations of escrow or buyers looking for a way out of the transaction or possibly worse unhappy family members who are contributing or living in a house they do not want or care for. Sometimes you should show a property multiple times.

Before showing property make sure the buyer is pre-approved. When talking about financing make sure the buyer should also keep all their debt up to date, not to incur more debt than they had when they were pre-approved and not to change their financial situation with their career, or assets including savings without talking to their lender. Further, before writing an offer the buyers agent should make sure the lenders information is up to date.

When doing an MLS cart and setting up emails for a customer be sure to put their name in the searches identity and put the contact information, when, and how you met the potential client in your data base. That way if you find in the search or someone contacts you thru reverse prospecting, you know what client the property would be of interest to. You can also contact the client remembering them.

Make sure if an open house is held all helpful information that could sell the house or answer important questions is known by the host, as the person hosting is the person who is the most likely to convince the buyers this is the house for them.
